{"id":2440,"date":"2021-07-28T09:23:45","date_gmt":"2021-07-28T09:23:45","guid":{"rendered":"https:\/\/ficha.fr\/?p=2440"},"modified":"2023-02-08T14:07:37","modified_gmt":"2023-02-08T14:07:37","slug":"le-labelisr-le-label-social-et-environnemental-de-limmobilier","status":"publish","type":"post","link":"https:\/\/ficha.fr\/en\/le-labelisr-le-label-social-et-environnemental-de-limmobilier","title":{"rendered":"The ISR label: the social and environmental label for real estate"},"content":{"rendered":"<p>The label <strong>ISR<\/strong> (socially responsible investment) is a <strong>state label<\/strong>It was created by the Ministry of Economy, Finance and Recovery initially for funds specializing in securities and extended in October 2020 to real estate funds.&nbsp;<\/p>\n\n\n\n<p>&nbsp;It allows savers to identify:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>SCPI: real estate investment companies<\/li>\n\n\n\n<li>OPCI: collective real estate investment organizations<\/li>\n\n\n\n<li>FIA: Real Estate Alternative Investment Funds&nbsp;<\/li>\n<\/ul>\n\n\n\n<p>Who <strong>meet strict environmental and social criteria<\/strong>. In addition to demonstrating great <strong>transparency<\/strong> for the investor, it allows to give more value to the different real estate assets.&nbsp;<\/p>\n\n\n\n<p>There are therefore independent certifiers who decide whether or not to award the label based on the specifications and the 3 ESG criteria:<\/p>\n\n\n\n<p>The criterion <strong>environmental<\/strong> takes into account: CO2 and greenhouse gas emissions, waste management, electricity consumption and the prevention of environmental risks.<\/p>\n\n\n\n<p>The criterion <strong>social<\/strong> takes into account the quality of social dialogue within companies, the employment of disabled people and the training of employees.<\/p>\n\n\n\n<p>The criterion of <strong>governance<\/strong> ensures the transparency of the remuneration of company directors, the fight against corruption and the feminization of boards of directors.<\/p>\n\n\n\n<p>The objective is to certify companies with economic models that are more resistant to the environmental and social crisis. Indeed, today economic and environmental performance are increasingly correlated.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:19px\"><strong>How important are real estate funds?&nbsp;<\/strong><\/h2>\n\n\n\n<p>This label is important for this sector because <strong>Real estate is one of the favorite investments of the French<\/strong>. According to <a href=\"https:\/\/fr.statista.com\/themes\/6360\/le-secteur-immobilier-en-france\/\" target=\"_blank\" rel=\"noreferrer noopener\">Statista<\/a>, \u201cbetween 2015 and 2018, France ranked as the second country on a European scale behind Germany in terms of real estate investment\u201d.&nbsp;<\/p>\n\n\n\n<p>Furthermore, this sector is at the heart of the major challenges of our time:&nbsp; <strong>climate change <\/strong>And<strong> human well-being<\/strong>. Thus, the label does not only target new buildings, but also encourages the <strong>renovation<\/strong> of the existing housing stock.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" style=\"font-size:19px\"><strong>The terms of the ISR label<\/strong><\/h3>\n\n\n\n<p>Real estate funds that wish to acquire this label have an ESG rating out of 100 for each of the assets, then they will be classified into two categories: \u201c<strong>Best in class<\/strong>\u201d, which is a kind of \u201ccongratulations\u201d from the listeners and \u201c<strong>Best in progress<\/strong>\u201d, which is a motivation to continue to improve on certain points. Funds with assets that fall into this last category will have to follow a 3-year action plan to continue to improve the social and ecological performance of buildings.<\/p>\n\n\n\n<p>This label is awarded for a renewable period of 3 years, but the labeled funds are audited each year. To do this, they must publish extra-financial reporting, which presents the performance indicators.
