Fue creado por el Ministerio de Econom\u00eda, Hacienda y Recuperaci\u00f3n primero para fondos especializados en valores mobiliarios y ampliado en octubre de 2020 a fondos inmobiliarios.&nbsp;<\/p>\n\n\n\n<p>&nbsp;Permite a los ahorradores identificar:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>SCPI: sociedades de inversi\u00f3n inmobiliaria<\/li>\n\n\n\n<li>OPCI: organizaciones de inversi\u00f3n colectiva inmobiliaria<\/li>\n\n\n\n<li>FIA: Fondos de inversi\u00f3n alternativos inmobiliarios&nbsp;<\/li>\n<\/ul>\n\n\n\n<p>OMS <strong>Cumplir con estrictos criterios medioambientales y sociales.<\/strong>. Adem\u00e1s de demostrar una gran <strong>transparencia<\/strong> para el inversor permite dar m\u00e1s valor a los diferentes activos inmobiliarios.&nbsp;<\/p>\n\n\n\n<p>Por tanto, existen certificadores independientes que deciden si conceden o no la etiqueta en funci\u00f3n de las especificaciones y seg\u00fan los 3 criterios ESG:<\/p>\n\n\n\n<p>el criterio <strong>ambiental<\/strong> tiene en cuenta: las emisiones de CO2 y gases de efecto invernadero, la gesti\u00f3n de residuos, el consumo el\u00e9ctrico y la prevenci\u00f3n de riesgos medioambientales.<\/p>\n\n\n\n<p>el criterio <strong>social<\/strong> tiene en cuenta la calidad del di\u00e1logo social dentro de las empresas, el empleo de personas con discapacidad e incluso la formaci\u00f3n de los empleados.<\/p>\n\n\n\n<p>El criterio de <strong>gobernancia<\/strong> vela por la transparencia de las retribuciones de los administradores de las empresas, la lucha contra la corrupci\u00f3n y la feminizaci\u00f3n de los consejos de administraci\u00f3n.<\/p>\n\n\n\n<p>El objetivo es certificar empresas con modelos econ\u00f3micos m\u00e1s resistentes a la crisis medioambiental y social. De hecho, hoy en d\u00eda el desempe\u00f1o econ\u00f3mico y ambiental est\u00e1n cada vez m\u00e1s correlacionados.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:19px\"><strong>\u00bfQu\u00e9 importancia para los fondos inmobiliarios?&nbsp;<\/strong><\/h2>\n\n\n\n<p>Esta etiqueta es importante para este sector ya que <strong>El sector inmobiliario es una de las inversiones favoritas de los franceses.<\/strong>. De acuerdo a <a href=\"https:\/\/fr.statista.com\/themes\/6360\/le-secteur-immobilier-en-france\/\" target=\"_blank\" rel=\"noreferrer noopener\">estadista<\/a>, \u201centre 2015 y 2018, Francia fue el segundo pa\u00eds de Europa detr\u00e1s de Alemania en t\u00e9rminos de inversi\u00f3n inmobiliaria\u201d.&nbsp;<\/p>\n\n\n\n<p>Adem\u00e1s, este sector est\u00e1 en el centro de los grandes desaf\u00edos de nuestro tiempo:&nbsp; <strong>cambio clim\u00e1tico <\/strong>Y<strong> bienestar humano<\/strong>. As\u00ed, la etiqueta no s\u00f3lo se dirige a los nuevos edificios, sino que tambi\u00e9n fomenta <strong>renovaci\u00f3n<\/strong> del parque de viviendas existente.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" style=\"font-size:19px\"><strong>Los t\u00e9rminos de la etiqueta ISR<\/strong><\/h3>\n\n\n\n<p>Los fondos inmobiliarios que deseen adquirir esta etiqueta tienen una calificaci\u00f3n ESG sobre 100 para cada uno de los activos, luego se clasificar\u00e1n en dos categor\u00edas: \u201c<strong>Mejor en clase<\/strong>\u201d, que es una especie de \u201cfelicitaci\u00f3n\u201d de los oyentes y \u201c<strong>Mejor en progreso<\/strong>\u201d, lo que es motivaci\u00f3n para seguir mejorando en ciertos puntos. Los fondos con activos que entren en esta \u00faltima categor\u00eda deber\u00e1n seguir un plan de acci\u00f3n de tres a\u00f1os para continuar mejorando el desempe\u00f1o social y ecol\u00f3gico de los edificios.<\/p>\n\n\n\n<p>Esta etiqueta se concede por un per\u00edodo renovable de 3 a\u00f1os, pero los fondos etiquetados se controlan cada a\u00f1o. Para ello, deben publicar informes extrafinancieros, que presenten los indicadores de desempe\u00f1o.
